Many real estate practitioners are familiar with 1031 Exchanges. If you are familiar with 1031 Exchanges, you likely know of some very big downsides to in the rules. The Deferred Sales Trust (DST) provides much greater flexibility in time and benefits while providing the tax deferred status side of going through a 1031 Exchange.
